
Bridgewater by Solterra Midtown
Solterra Midtown is a contemporary, urban mid-rise development designed to complement the surrounding community vernacular while addressing the growing need for affordable senior housing. This 7-story assisted living facility serves the 55+ and veteran low-income population in a dense, transit-oriented area of Phoenix, offering both accessibility and community integration.
The facility is supported by a full commercial kitchen and on-site laundry, ensuring operational efficiency and resident convenience. Strategically located along Central Avenue, the site emphasizes walkability and connectivity, with direct access to the Phoenix light rail and surrounding urban infrastructure. The design prioritizes both accessibility and engagement with the broader neighborhood.

The project includes 164 total beds across 120 residential units, with 116 assisted living beds housed in 72 units. In addition, the community features three dedicated memory care households, each thoughtfully designed with 16 private rooms, and supported by specialized dining, activity, and staff areas to foster a supportive, scaled environment for residents with cognitive needs.
Residents benefit from a wide range of amenities, including:
- Communal dining spaces
- Recreational and social gathering areas
- Therapy and wellness spaces
- Meeting rooms for programming and community use


Sustainability is a key component of the project. Building features include:
- Energy-efficient LED lighting throughout, paired with occupancy sensors to reduce energy use
- High-performance glazing and exterior shading devices to minimize heat gain
- A high-performance building envelope
- An R-38 cool roof system for improved thermal performance
These strategies collectively resulted in the reduction of approximately 817 metric tons of CO₂, contributing to long-term environmental impact. Additionally, the building achieves an estimated $212,000 in annual energy cost savings compared to a typical baseline facility. Through its thoughtful design, sustainable strategies, and focus on accessibility, Solterra Midtown creates a supportive, efficient, and community-oriented living environment for Phoenix’s senior population.
